A Look at Frisco Housing Stats

At the end of October 2020, the median sale price for homes in Frisco, Texas was $441,000, up from $416,250 the previous October.

There were 360 properties sold during October, a year to year increase from 244. Total sales volume for the month was $182,142,197, an increase from the total sales volume of $122,859,128 during October 2019.

Overall, homes averaged 42 days on the market in Frisco before being sold, a decrease from 62 days at this time one year ago. Homes selling the quickest during October 2020 were priced in the $201-300,000 range, staying on the market an average of 34 days before being sold.

On average sellers were getting 95% of their asking price for their home. There was quite a bit of competition in Frisco for homes priced in the $301-500,000 price range, as sellers were getting 99.4% of their asking price.

Sellers in the $201-300,000 market received 99.3% of the asking price, sellers in the $501-750,000 bracket received 98.0% of the listing price. All increases from the previous year.

Demand for homes in the $301-500,000 price range dominated closings during October with 54.4% of all homes sold, a slight increase from 50.8% of all sales during this month one year ago.

Homes in the $501-750,000 price range made up for 26.9% of residential home sales, also a year to year increase from 23.4%.

Sellers in the $751,000 and higher made up for 10.3%, a decrease of 1.6% from one year ago, and homes priced $300,000 or less accounted for 8.4% of all home sales in Frisco, Texas during October 2020.
