The median sale price for single-family homes in Frisco, Texas, ended April 2021 at $545,000, up from $418,507 at the end of the previous April.

Sales volume has exploded during the month of April, primarily from the pressure of buyers from out-of-state, less restrictive states. There were 281 single-family homes sold last month, a year-to-year increase from 209.

The total volume of single-family homes sold in Frisco, Texas, is up year to year, climbing from $98,771.976 at the end of April 2020 to $187,486,679 at the end of April 2021.

Homes priced in the $301-500,000 price range made up for 39.5% of all sales during April 2021, a decline from 55% the previous April. Properties in this same price range were on the market for an average of 10 days, down year to year from 48 days, and sellers were receiving 105.9% of their asking price, a steep increase from just 98.3% one year ago.

Homes sold in the $501-750,000 bracket made up for 34.5% of all sales during April, up from 23.4% twelve months ago. Homes in this price category were on the market for an average of 13 days before being sold, shrinking year to year from 78 days. Over the last twelve months, sellers’ list-to-sale price ratio has increased almost ten percent, up from 97.2% to 107.1% at the end of April 2021.

The $751,000 and higher single-family home market in Frisco, accounted for 23.8% of single-family home sales during April, up from just 6.7% off all single-family home sales the previous April.

Homes sold in this price range were on the market for an average of 32 before being sold, down from the previous April’s 104 days on the market before being sold.

Sellers of properties listed at $751,000 or more received 1021.1% of list price, up from 95.4% one year ago.
